Trez Capital U.S. Opportunity Fund IX is expected to launch mid-2026 with a $100m target

Trez Capital is preparing to launch its ninth closed-end opportunistic real estate equity fund, With Intelligence has learned.

Trez Capital U.S. Opportunity Fund IX will target more than $100m and is expected to launch in mid-2026.

Fund IX will focus on opportunistic investments and development projects, with an emphasis on residential lot development.

Like its predecessor, the fund will pursue deals across the US Sunbelt, with a focus on Texas, Arizona, Florida, North Carolina, South Carolina and Virginia.

The strategy will target the middle to upper middle market and is expected to comprise of up to 10 projects.

The vehicle is targeting a net IRR of 17–19% and will primarily seek commitments from smaller institutional investors, according to sources close to the matter.

Fund VIII closed in 2024 after raising $43m in capital commitments.

Furthermore, the $5.4bn manager is also gearing up to launch Trez Capital Finance Fund IX, its ninth commercial mortgage debt vehicle.

The debt fund is expected to launch towards the end of Q1 2026, with a target of $250m, and is aiming to reach a final close before the end of the year.

Trez Capital Finance Funds IX will focus on US-based assets and is targeting a 9–11% net IRR.
