Reflections on Twenty-Nine Years at Trez

September 08, 2026

A Message from our Founder

As I reflect on the years since I started Trez Capital, I find myself thinking most about the people. The people who work at our offices—past and present—our investors and our borrowers. These are the people who helped write this extraordinary story and shaped our history thus far. What stands out most to me are the relationships, the trust and the shared goals that have built this Firm for nearly three decades.

When I created Trez Capital in Vancouver in 1997, I had a simple conviction: there was a better way to provide capital for the real estate industry, and a better way to protect and grow the capital investors entrusted to us. Our goals back then were plain; we wanted to be practical, disciplined, responsive and above all, worthy of trust.

In the early days, I made a point to get to know my clients. I knew every borrower and investor. We did not have the scale or systems we have now, but we had the willingness to work hard and a commitment to our clients.

Over the years, Trez Capital grew from a Vancouver-based Firm into a significant North American real estate investment platform where we have financed thousands of projects and supported the creation of homes and communities across many markets. That growth matters, but it is not the whole story. For me, the real story is how we got here.

We arrived here through hard work, dedication and a commitment to excellence. Our first investor and our first borrower from 1997 remain with us today. That trust has always meant a great deal to me and proves that relationships can endure through market cycles and difficult moments.

The other key factor has been our people. Culture is not written on a wall; it is demonstrated in daily behaviour—in how we underwrite risk, respond to investors, support each other and face problems together. Our values have carried us throughout all these years. They were important to me from the very beginning and remain true today: Trust, Respect, Excellence and Zest.

As with all stories, there have been periods of great momentum and periods of real difficulty. We weathered the great financial crisis and the pandemic. This past year has been one of those tumultuous periods—real estate is cyclical; markets change; loans encounter challenges—we know our job is to work through it with care. The truth of it has never changed: it is not our money; it is our investors’ money. This principle drives every decision Trez Capital makes, and it carries more weight now than ever. Our duty is to protect the capital entrusted to us, nurture it and make decisions with prudence.

I am proud of everything Trez Capital has accomplished. But more than anything, I am proud of this team—the Trez family. This Firm has attracted people with resilience, skill and character. Many of you have given a great deal of yourselves to this organization, and I want you to know how deeply I appreciate it.

So, I want to say thank you—to everyone who has been and is part of the Trez family and helped build this Firm. To those who challenged us and trusted us, and to the people who continue to make Trez Capital what it is, you have my sincere gratitude.

The same is true of our investors, who have trusted us in both favourable markets and uncertain ones. That trust must be continuously nurtured through transparency, discipline and performance.

I am also grateful to our borrowers and development partners, who have allowed us to be part of their ambitions. Real estate is about more than transactions; it is about the places that we live, work and play—the communities that we ultimately help build.

As I look ahead, I do so with a solid foundation of confidence in this team. Trez Capital’s strength today is its resilient and talented team across the organization who demonstrate our values and discipline, and who show up every day to execute—together.

A consistent truth in real estate is that the markets ahead of us will be different from the ones behind us.

We will stay true to the principles that brought us here. We will maintain an unwavering commitment to our investors. And as a result, I believe Trez Capital’s best years are ahead of us.

We are still a people business. I am proud of what our people have built together. And I am optimistic about the future because I know our outstanding team will deliver for our clients.

With appreciation,

Morley Greene
