Mayfield Groves signs Bass Pro Shops and area continues to experience momentum with announcement of BigShots Golf® adjacent to development
DALLAS – December 15, 2022 – TA Land Fund, a joint venture between the Dallas-based office of Trez Capital and Charlie Anderson, announced the closing of its second anchor tenant, Bass Pro Shops in its new development, Mayfield Groves in Grand Prairie. Only three pad sites for restaurant/retail tenants remain in this 50-acre mixed- use development with 530 multifamily units located on the 161 Tollway and Forum Drive. In September, the development closed on another anchor tenant with the signing of Andretti Indoor Karting and Games, the family entertainment venue’s second location in North Texas. The property sits adjacent to the 290,000-square-foot IKEA that opened in 2017, and this area continues to experience major growth – a third anchor BigShots Golf®, a tech‐driven entertainment and culinary experience majority owned by Invited that offers approachable virtual golf games, entertainment activities and elevated food, is building its eighth facility and third in Texas to open on the land immediately adjacent to Mayfield Groves.
“Mayfield Groves is a project under the TA Land Fund, and we have already experienced a great deal of interest from the market. Initially we re-zoned the property adding a multifamily component to create walkability, followed by the upcoming openings of these two well-known major brands anchoring the development,” said Charlie Anderson, managing partner of TA Land Fund. “This is our second project in Grand Prairie, and the city has been instrumental in the success we have seen to date, helping us pull the project together.”
“Grand Prairie is proud to welcome BigShots Golf to our EpicCentral entertainment district, which we are developing to be a top destination for entertainment in DFW,” said Grand Prairie Mayor Ron Jensen. “The addition of BigShots Golf to our current and soon-to-open offering of entertainment, dining and shopping along the State Highway 161 EpicCentral Corridor is a great addition to the previously announced Bass Pro Shops and Andretti Karting and Games.”
Bass Pro Shops will build a new 100,000-square-foot Outdoor World destination superstore, which will be the outdoor retailer’s fifth location in the region and 15th location in Texas. The store’s Tracker Boats & ATV Center showroom will display industry-leading boat and ATV brands including TRACKER, Nitro, SUN TRACKER, Regency, Tahoe, Ranger and TRACKER Off Road. Andretti Indoor Karting and Games new 96,000- square-foot facility will feature an indoor climate-controlled kart track, arcade, virtual reality games, laser tag and duckpin bowling. Andretti Indoor Karting and Games plans to open by the end of first quarter 2024 and Bass Pro Shops will follow in the late spring of 2024.
The momentum of this area led to the interest of another major entertainment facility, BigShots Golf, entering this submarket. The golf entertainment venue will include a two-story tee-line with 80 interactive climate-controlled tee boxes, a tech-driven indoor putting course, and Anthem Kitchen + Bar, BigShots Golf’s elevated sports bar. BigShots Golf will also bring year-round programming for all ages and private event space to host birthday parties, fundraisers, corporate outings and more. BigShots Golf plans to open by the end of second quarter 2024.
“BigShots Golf will fit perfectly in this expansive new entertainment venue as a family, social, golf and fun destination for those new to the game or experienced players looking for an alternative challenge,” said Invited CEO David Pillsbury. “With the development of Bass Pro Shops and Andretti Indoor Karting and Games, we are thrilled to be a part of such an incredible new area.”
“Our staff is pleased with our partnership with BigShots Golf, a North Texas company who will be developing their flagship facility here in Grand Prairie,” said Grand Prairie City Manager Steve Dye. “We look forward to building relationships with BigShots Golf, Bass Pro Shops and Andretti Karting and Games, as we continue to selectively build out our EpicCentral corridor along State Highway 161.”
Mayfield Groves is filling up fast with only 5.8 acres remaining for restaurant development. Currently there are three pad spaces available for incoming restaurants with the option to combine pads spanning from 1 to 3 acres. This is a prime site given the estimated 3+ million customers the development will draw given its stellar line up of Bass Pro Shops, Andretti’s and BigShots Golf as well as the neighboring IKEA retail site.
“Mayfield Groves has seen so much momentum with its mega attractions like Bass Pro Shops, making the region a credible and desirable destination in the DFW metroplex for entertainment and visitors,” said John Hutchinson, vice-chairman and global head of origination at Trez Capital. “The property’s strategic location along the 161 Tollway and its central standing in the metroplex is a game changer. The development has limited retail spaces available to lease, and we expect these sites to fill up fast given the area’s rapid growth and anticipated foot traffic.”
Anderson says, “The collaborative approach with the city on Mayfield Groves leaves the door open for TA Land Fund’s next development in Grand Prairie, Southgate, that is similarly anchored by a completed, two phase 752-unit luxury multi-family project, and we have also welcomed our first retail tenant Spec’s, to what will be the largest retail development site in the South 360 Tollway area.”
